Frequently Asked Questions

How much does a loft conversion cost?

A loft conversion will vary in price, depending on the size and style of the project. We are more than happy to discuss your budget with you, take a look at your loft space and provide you with a free, no obligation quotation.

How long does a loft conversion take?

A typical loft conversion takes around 8 weeks (+/- 2 weeks). The size, style and specification are all big factors on timescales though, so it is always best to discuss this with us, based on your individual project.

Do I need to arrange an architect/structural engineer?

As we offer a complete package, we will take care of this for you. We will arrange for our structural engineer to attend your property for a full survey and they will then provide us with the complete set of drawings required for your conversion.

Will I need planning permission?

Most properties that are not a flat or do not fall in a conservation area have permitted development rights. This means that for most, planning permission is not required for a loft conversion. We will always obtain building regulation approval though and you will receive a completion certificate from your local authority, once the build is finalised. Please remember that we deal with the full process for you, including checking if a planning application is required and this is already included in your price.

How much head height do I need in my loft to be able to convert it?

As a minimum, you will need at least 2.4m between the top of the floor joists and the bottom of the ridge timber.

What types of loft conversions do you offer?

We offer 3 types of conversions:

Velux conversion - This is the easiest and cheapest style of conversion. This style of conversion does not require planning permission, however you do need a good amount of head height.

Dormer Conversion - This is essentially an extension within the loft space, where a vertical wall is built from the bottom of the roof slope and meets with a flat roof. This is the most popular option as it provides more floor space and head height, really maximising your space.

Hip to gable Conversion - This is a good option for detached, semi detached or end of terrace properties, as it involves replacing one of your roof slopes for a vertical wall that is the same height as your existing roof. The roof is then extended to meet your new vertical wall. This style of conversion involves a lot more work, but will provide you with a lot more headspace and in turn, more functional floor space.
